We’re living in interesting times.  Covid was projected to slow down or crash the real estate market but it’s actually shown us the opposite.   Here are 3 quick and easy ways to know where the real estate market is going:  
1. Look at the history and look for trends
2. Look at the rules around mortgages. 
3. Call your favorite Realtor and get me working for you!
Homes are selling quickly as buyers try to capitalize on low mortgage rates before they rise back to last year's levels.  We may see a little bit of a burst of activity just before a cool down by mid-summer as Buyers try to get in before the stress test new rules are implemented.  More new listings are expected in April & May & June of 2021 as they traditionally do heading into spring, however, the buyers are buying so the pool of buyers may be getting less now with the new lending rules coming into play as of June 1st, there may be even fewer buyers that can afford. Let’s have a look at the history of new listings to show you what I mean.
This is a 5-year graph of just the new listings.  You can see the trend going upwards for new listings right now as we head into our spring.  It peaks in the new listings somewhere around April to July.  Next, let’s look at the ‘Active Listings’.  You’ll see that it peaks for active listings in July/August.  This is why I’ve been telling my clients to list as soon as possible as soon as they were calling me in January.
The trends for total sales in a month typically peak in May, it may continue the trend but typically not more than what we see sold in May.
~What is the stress test?  On April 8, the Office of the Superintendent of Financial Institutions (OSFI) proposed a higher mortgage stress test level, making it harder to qualify for home loans.  It’s to ensure if the interest rates go higher you can afford to pay it.  This would make it harder to qualify for a home loan, shrinking the pool of qualified borrowers and ultimately bringing down some of the upward pressure on house prices.  If you are already preapproved, you’ll be fine.  If You’re not, I recommend that you go get preapproved fast as the deadline is June 1.  Speak with your mortgage specialist and see how this will impact your personal situation. However, if this policy has the desired effect of slowing home value appreciation, it may be a good thing for first-time homebuyers in the long run.
The housing market is largely being driven by two factors: a shortage of available housing inventory and extremely low-interest rates. We will start to see an increase in inventory due to 3 reasons: We traditionally see an uptick of inventory as we usually do this time of year, the building season is also upon us, so we will start to see builders trying to sell their inventory and take advantage of the market right now and lastly, OSFI changes to the lending rules for financial institutions will have an impact on housing inventory in the long term.  
So If you’re looking to sell your house basically what I’m trying to say is listen to your Realtor.  Look at the trends, don’t be stubborn, and try to take advantage of the market and hold out for that little bit extra because eventually, the busyness may start to cool off.  
Yes, interest rates are on the rise.  Let’s put this in perspective though because interest rates really aren’t that high.  They still sub 3% currently.  My mom paid 18% in the ’80s and she still survived.  You’re laughing at 3% or even 5%.  There will be some buyers out there that still won’t buy because they think interest rates are too high and they’re tripping over dollars to pick up pennies.  I’m sure you’ve heard the old adage, “Do you know the best time to buy a house?  It was 20 years ago!  The next best time to buy real estate, is today!” (by the way, the posted interest rates 20 years ago were  7.5%)

Setting the right list price for a home is a mystery for many sellers. How do you begin to determine what buyers are likely to pay for your property? After all, no two homes are exactly alike. Yet, setting the right price is crucial. You need to avoid the two price “tipping points” that, if crossed, can cause you a lot of problems.
The first tipping point is a price that’s low enough for buyers to begin thinking something is wrong. They wonder, “Why is your price so low? What are you not telling us about your property?” But that’s not even the worst problem with this tipping point. If you do get offers at that low price, you’ll have a bigger issue – leaving thousands of dollars on the table.
The other tipping point is setting your price so high it discourages buyers from giving your listing a second look. When your price is that high, you’ll get few inquiries and even fewer people coming to see your property. Of course, you can lower your price later, if necessary. But experience shows that reduced prices make potential buyers skeptical. Most sellers who price high in the hopes of getting a windfall actually end up selling for much less than they would have if they had priced their properties correctly in the first place.
So what’s the right price to list your property? The answer is somewhere in between those two tipping points.

Purchasing a home for the first time can be overwhelming for any new buyer. This is why it is so important to review your financial history and know your affordability before you begin the home buying process. Fort St. John properties are constantly changing in price and since purchasing a home will most likely be the largest investment you will ever make, it is important to be up to date with the current residential market trends.
So, to help you get started, your local realtor, Elizabeth Chi, has listed the most current market update for the Fort St. John area.

Market Update

2017 Statistics

From January 2017 to June 2017, there were 114 single, detached family units sold, which is approximately 25% less than the number of homes sold in the first half of 2018. The average price for these homes sold at the beginning of 2017 was $405,044, which is 11% higher than the 2018 average price.

2018 Statistics

According to the Alaska Highway News, the real estate in Fort St. John has been fairly constant since the beginning of 2018. From January 2018 to June 2018, there were 243 units solid that were worth a total of $90.1 million. Amongst those units sold, 151 were single, detached family homes that spent an average of 84 days on the market. The average sale price for these homes was $364,635.
Since housing prices in Fort St. John have not increased in price since January 2018 and prices remain stable, now would be an excellent time to purchase a home in the area before the prices go back up as the economy continues to pick up. Fort St John Real Estate Market Update for July 2018:

1. The median closed Sales Price as of June 2018 was $363,000 which is up 1.97% over June 2017 at $356,000

2. The month's supply of inventory as of June 2018 was 15.2 months which is down compared to June 2017 at 18.3 months

3. The median sale price for sales closed in June 2018 was 94.5% of the original sale price

4. The average days on market as of June 2018 was 92 days which is up compared to June 2017 at 74 days

By now you’ve likely heard that there have been some MAJOR changes in the real estate industry here in BC.
On June 15th, 2018 new real estate rules took effect that will change the way REALTORS® and their clients work together.
Specifically, the new rules will prohibit the practice of limited dual agency and require real estate licensees in BC to provide additional information to their clients about how they’re compensated.
The move to a single agency is a significant change from the practice over the years when Realtors could represent both sellers and buyers in a transaction. BC is the first Canadian province to implement rules that require Realtors to act only for one party.
These changes have been put into effect to protect you as the real estate consumer so that you can be confident that you are receiving clear information to help you make informed decisions, and getting the representation you need to navigate real estate transactions.

1. The median closed Sales Price as of May 2018 was $377,500 which is up 7.1% over May 2017 at $352,400
2. The month's supply of inventory as of May 2018 was 15.5 months which is down compared to May 2017 at 17.3 months

You have decided to sell your house and now you are wondering if you should try to sell it yourself or use a professional to help you through the process. Although it is becoming increasingly more popular for people to sell their own house as a Do It Yourself (DIY) project, it is not always the best option.
One of the many benefits of working with a professional such as a Fort St. John realtor is the knowledge and expertise they have. Has your home been on the market for longer than you expected? Are other homes in your neighborhood or city selling fast while your home is just sitting idle on the market?
If this is the case, there are a number of reasons that could be why your home is not selling.
While you shouldn’t jump to conclusions if you don’t get an offer from the first showing, there does come a time when you should start taking a deeper look into why your home may not be selling.
The majority of selling issues will come from the price, condition, and marketing of your home. If your home is not selling as you think it should be, your first step should be to re-evaluate the asking price, especially in comparison to the condition of your home, as well as your marketing strategy.
If you have priced your home too high, even in a seller’s market, you will have difficulty selling your home.  In a Buyer’s market, it is especially important to price the home strategically as Buyers are looking for a great deal, not just a good deal.  Consider putting yourself in the Buyer’s shoes and ask yourself, “Would I pay $XX for this home in this market?”  Sometimes it is difficult to be impartial and that is why it is important to listen to your local Fort St. John realtor.
Many people believe that it is best to price their home higher when they first put it on the market, in order to give more room for negotiation. If you want to sell your home quickly though, this is not an advisable strategy. In most cases, potential buyers will see the price and not even bother to negotiate with you, meaning you will end up lowering the price on your own down the road when your house has not sold.
Of course, there are exceptions to every rule, which is why having an experienced Fort St John realtor help you price your home correctly from the beginning can go a long way towards selling your home quickly and at the right price.
Condition and price go hand in hand. If your home is in poor condition, not updated, or vacant, it is still possible to sell it, but your price will need to be reflective of these conditions.
