The Spring market has been keeping me on my toes, and it's time to give you an update on what is going on in the market. With the weather improving, the sun shining, snow is gone, and the grass is greener we are starting to see a lot of new properties come to the market which is giving balance to the low inventory we were experiencing earlier in the year. This increase in inventory could start to impact my suggested listing price for sellers. New listings bumped up from 90 new listings in April to 120 in May. Although we still have over 100 fewer active listings than we had in May of 2021 and there was the same number of sales overall with 83. But as interest rates rise, some buyers will be able to afford less! There are still buyers out there looking to buy before their rate holds expire so there's a bit of urgency at the moment for SOME buyers.


Sale prices seem to be holding pretty steady with most homes going close to asking if they are priced right in the first place, and the seller has put in the effort to get their home show-ready, and kept it that way for EVERY show!

Hey Fort St. John Homeowners! Here's what's happening in our real estate market now!

We continue to see a seller's market here in Fort St. John, in a couple of sub-sections of the market more than others.

Prices have been raising the fastest in the $500k-600k range because Inventory is very low there, so we are seeing lots of competition and in some cases multiple offers.

Another sub-section of the market seeing a lot of action is the $300k-400k range. Some buyers have been left a little frustrated in that range, as they are looking for something that was in this range a couple of years ago but is not there now.

I don't see prices going back down anytime soon for a couple of reasons: There are new people moving into town, and rising inflation rates continue to affect the cost of building materials. Additionally, rising Interest rates will also impact the cost of homeownership as we move into mid-2022.

⬆️ 2.4% ave sale price $279,000

⬆️ 13.3% ave sale price $604,000



Now, these are the early stages of 2022 and it's a great time to list because inventory is currently low, and many pre-approved buyers are ready before the interest rates rise again.
