Hey friends, it's Eli with Century 21!
 
We all know that interest rates are super low at the moment, but your mortgage doesn't renew for another six months or so, and you're thinking "dagnabbit! I hope the interest rates stay this low for when I have to renew my mortgage!"
 
Well, the interest rates are on the rise folks.
 
You will have to renew your mortgage by the time your mortgage term ends and your lender will send you a mortgage renewal notice at least 21 days or so before the term is up.
 
However, whether you decide to stay with the same current lender or you switch to a different lender for a better rate, you should be on the ball and do some homework.
 
Did you know that lenders may allow you to renew your mortgage early within 121 days to 180 days prior to your renewal date without a penalty? 
 
But don't be alarmed if a lender does not offer you an early renewal date not all lenders offer early renewals.
 
The only time an early renewal is beneficial for Borrowers is when you are in an increasing rate environment, that's because the existing lender is essentially saying "I'll renew your mortgage right now at a current rate before the rates go up"
 
Whereas, if you want to get a current rate with any other lender right now, you will have to pay a penalty to break the contract with the existing lender.
 
Now, if you're concerned that interest rates will increase locking in a low interest rate early will help reduce the risk of having a higher interest rate your mortgage term is up, but the benefit of early renewal depends greatly on the rate being offered. 
 
If the renewal rate is lower than your current rate, or the anticipated future rate, renewing early can potentially help you save money.
 
So I mentioned this to someone that I know and she was at 3.5% or so, her lender allowed her to renew within three months prior to the end of her term and she was able to take advantage of the new lower rate and received 1.49% and she locked that baby in for another five years! 
 
At those interest rates, you can probably pay close to around $100,000 down on your mortgage instead of only about $50,000 at the higher interest rate.
 
So, of course, there are lots of variables with these numbers but you get the idea, right? 
 
You'll save lots of money on your interest.
 
Locking in a mortgage rate early may come at a cost such as you know, an extra 10 or 20 or 30 basis points on your new locked-in interest rate, and if interest rates end up dropping before your mortgage term is up, then locking in a rate early on could mean missing out on better rates. 
 
So it is a little bit of a gamble that you have to choose and decide. 
 
Since you don't have to stick with the same lender for your mortgage renewal it is worth shopping around and exploring your options starting around maybe 120 days or so, or four months, before the end of your mortgage term. 
 
When shopping around and weighing your options you can find the best mortgage rate, or mortgage product, to help you save money and complete the paperwork in time to switch to lenders on your mortgage renewal date.

The bottom line is that when deciding on an early mortgage renewal, it's important to weigh the options, the cost, and benefits to see if it's worth it and a mortgage professional can help you make that easier.

Finding the perfect home can be an overwhelming task. To help you get started on your search, Elizabeth Chi, your local Fort St. John Realtor, has created a list of the top 5 reasons you will know if you have found the right home.
 
1. You Can Afford It
Take the time to go through your finances to make sure you are financially prepared to take on homeownership. Review your credit score and your common expenses to see if you can afford the mortgage payments. Once this is done, you will have an idea of what price range you can shop in. If you are searching the market and finding a home that is in that price range, then this is a good sign that you have found the right home.
 
2. You Have Visited The Home Multiple Times
Another indication that you have found the right home for sale in Fort St. John, is if you have visited the house multiple times. This shows you are very interested in the home and that you keep going back to see if your feelings towards the house have changed. Remember though, someone else may have viewed the home yesterday and maybe decided to purchase it today so if you wait until tomorrow it may be too late.
 
3. Had The Home Inspected
If you are interested in a home, it is important to have it inspected.  Just because a home looks like everything is new and working properly, does not mean it actually is. Has the home been inspected so you are certain the house is in good standing? Once you have had a professional look at the house and you still love how everything looks, then you will know you have found the right home.  It is best to get the home under contract first, then get it inspected. You don’t want to spend money on an inspection just to have someone else make an offer on it in the meantime.
 
4. You Checked Out The Neighbourhood
After you find a home you like, you want to be sure to check out the neighborhood so you know if it is the right fit for you and your family. Talk to some of the neighbors to try and get a feel for the community. Are there schools nearby? Is your commute to work far? Ask yourselves these questions when checking out the area.
 
5. You Can See Yourself Living There
Think big picture. If you have viewed home and can envision you and your family living there, then this could also mean that you have found the right home for you. Purchasing a home is a long-term commitment, so make sure this home fits into your five-year plan.

Buying a home can be difficult for any first-time buyer. Knowing when the most appropriate time to purchase a home is as well as having everything organized is just half the battle. So, to help you along this process, your local Fort St. John realtor, Elizabeth Chi, has listed four of the most common home buyer pitfalls and how to avoid them.
 
Pitfall #1: Not Getting Pre-Approved
Most real estate agents will refuse to work with someone who has not been pre-approved. Going through this process tells realtors and seller’s that you are serious about becoming a homeowner and are not wasting their time. It also tells them that your finances have been reviewed by a mortgage professional and that you are financially equipped to own a home. Therefore, talk with your local lender and get pre-approved before you start the home buying process.

If you are planning on moving out to British Columbia, Fort St. John is an excellent city you should recommend. As your local Fort St. John realtor, I know all this beautiful city has to offer. One fact that makes this city so unique is the history dating back to the 18th century. This city is the oldest European settlement that was originally established as a trading post back in 1794. Fort St. John now inhabits approximately 19,000 people and is the largest city along the Alaska highway, spanning 22.7 kilometres.
 
The first trading post in the city was named Rocky Mountain House, which gave the town its name. In 1821, this area was renamed Fort St. John by the Hudson Bay Company, and the name has since stuck.
 
In July 2018, Moneysense ranked Fort St. John as the best place to live in BC based on various criteria.

2. The month's supply of inventory as of June 2018 was 15.2 months which is down compared to June 2017 at 18.3 months

3. The median sale price for sales closed in June 2018 was 94.5% of the original sale price

4. The average days on market as of June 2018 was 92 days which is up compared to June 2017 at 74 days

2. The month's supply of inventory as of May 2018 was 15.5 months which is down compared to May 2017 at 17.3 months

4. The average days on market as of May 2018 was 47 days which is down compared to May 2017 at 65 days

There are a lot of things to understand when it comes to buying a house in today’s market.
Hi, I’m Elizabeth Chi, your expert Realtor, and local Fort St John resident, and here are Five Mistakes to AVOID When Buying a Home:
 
Mistake #1 - Not choosing the right Realtor.  You need to have someone who is committed to helping you find a home.
 
Mistake #2 - Not getting pre-qualified for a mortgage.  You need to know how much you can spend BEFORE going shopping for a home.  You don’t want to fall in love with a property only to find out that you can’t afford it.

Mistake #3 - Not understanding the costs of purchasing a home.  From inspections to lawyer fees, you need to know the whole process and the associated costs that come with buying a home so that you aren’t given any unwelcome surprises such as additional costs.
 
Mistake #4 - Not evaluating long-term needs.  How long do you plan to live in this home? Will you be getting married?  Having kids? Getting fur-babies? There are things to consider when making a large purchase like this so that you can make sure it meets your needs today as well as in the future.
 
Mistake #5 - Not getting a home inspection.  It’s always good to get a third set of eyes from a professional who is experienced and qualified to dig deep into a home and identify potential items that might be of concern to you prior to making a large purchase.
