After a very bustling Spring, we commonly see a bit of a slow down in June as the school year ends and summer plans have people away on vacation. We have also recently seen the end of historically low-interest rates, which has stalled some buyers, however, we do not anticipate the rates dropping anytime soon, in fact, they may go up further. The cost to build new homes has increased due to the inflation we are currently dealing with. These factors have led to a shift to a more balanced market here in Fort St John. We may see a small price correction but I do not anticipate it will be anywhere near the correction that will occur in the larger markets, as we did not see anywhere near the same level of average price increases.

With fewer buyers out there I tell my sellers they need to make sure their home is picture perfect for every single showing. Buyers have more to choose from these days so it is important that your home stands out. The number of days on market has slowly been increasing, and we have seen some price reductions across the region.

Now more than ever it will be imperative to work with an agent with a stellar track record and an established marketing machine.

Tips for the seller on how to Negotiate a leaseback


Worried about finding a home if yours sells too fast?

One option would be to negotiate a lease back with the buyer of your home.  In some instances, they may not need to move in immediately, which may benefit both parties.  Essentially renting your home back on a short-term basis allows you more time to find the right home.

Today I am going to discuss the use of a home equity line of credit or a "HELOC" as a means of helping you buy a new home while having to sell your current home.


This is another option that allows buyers to utilize equity in their own home for the down payment on a new home. This is similar to a bridge loan in that you need to be able to qualify for the new mortgage without selling your existing home first, but this is an option that buyers will often use if they already have a HELOC in place. This is another option where some buyers will list their home while under contract and others will wait until they close on the new home. This is a matter of preference. Talking to your mortgage professional will help you decide if either of these is a viable option for you.

Tidy Your Exterior


It’s time to focus on your home’s exterior! Mow the lawn, trim the hedges and make sure flower beds are weeded. Additionally, power wash your siding, wash all windows and screens and empty the gutters.


Deep Clean Your Interior


Your interior should match the tidiness of your exterior. Make sure to deodorize and steam clean all carpets. For this the DIY route might not be the best idea, consider hiring a professional cleaning company to make sure every space smells and looks fresh.

We also recommend tidying up your closets, pantries, and cabinets. Some buyers check on this to see if they’re all neat and organized. 




SHOWING DAY


It’s an open house at last! But before showing your house here are some finishing touches that will surely impress potential buyers.



Pre-Showing Prep


Make the buyers feel at home by ensuring the thermostat is set to a comfortable temperature. Lighting also plays a part so open all curtains and blinds and turn on all lights so potential buyers can see the beauty of your home.

Tidy up the floor, empty or hide trash cans and wipe clean all countertops. Make the bathroom presentable by closing toilet lids and hanging clean hand towels.

You also need to secure jewelry, sensitive documents, prescription medications, and any other items of value in a safe or store them off-site.


Lastly, it’s best to have pets out of the house during showings. If possible, you should also remove evidence of pets (litter boxes, dog beds, etc.), some buyers are turned off by this.

Remember, when potential buyers are happy and comfortable they will likely submit offers right away.

The Spring Market is in full swing!

With the interest rates set to increase over the coming months, we still have lots of buyers looking to make a move.

In the last couple of weeks, we have seen a lot of new listings come to market giving a little bit of balance to the lack of inventory we have been experiencing.

Prices have crept up a little in family homes, and we have even seen a few homes get multiple offers and go OVER asking.

I've consistently seen homes getting pretty close to asking as long as they are priced right in the first place, and I've been telling my buyers that this is not the time to submit low ball offers, as in some cases the sellers will not even bother to counter.

One property type I have noticed a great lack of inventory is homes with suites, so buyers are definitely looking for a home with mortgage-helping income earning potential.

Hey friends, it's Eli with Century 21!
 
We all know that interest rates are super low at the moment, but your mortgage doesn't renew for another six months or so, and you're thinking "dagnabbit! I hope the interest rates stay this low for when I have to renew my mortgage!"
 
Well, the interest rates are on the rise folks.
 
You will have to renew your mortgage by the time your mortgage term ends and your lender will send you a mortgage renewal notice at least 21 days or so before the term is up.
 
However, whether you decide to stay with the same current lender or you switch to a different lender for a better rate, you should be on the ball and do some homework.
 
Did you know that lenders may allow you to renew your mortgage early within 121 days to 180 days prior to your renewal date without a penalty? 
 
But don't be alarmed if a lender does not offer you an early renewal date not all lenders offer early renewals.
 
The only time an early renewal is beneficial for Borrowers is when you are in an increasing rate environment, that's because the existing lender is essentially saying "I'll renew your mortgage right now at a current rate before the rates go up"
 
Whereas, if you want to get a current rate with any other lender right now, you will have to pay a penalty to break the contract with the existing lender.
 
Now, if you're concerned that interest rates will increase locking in a low interest rate early will help reduce the risk of having a higher interest rate your mortgage term is up, but the benefit of early renewal depends greatly on the rate being offered. 
 
If the renewal rate is lower than your current rate, or the anticipated future rate, renewing early can potentially help you save money.
 
So I mentioned this to someone that I know and she was at 3.5% or so, her lender allowed her to renew within three months prior to the end of her term and she was able to take advantage of the new lower rate and received 1.49% and she locked that baby in for another five years! 
 
At those interest rates, you can probably pay close to around $100,000 down on your mortgage instead of only about $50,000 at the higher interest rate.
 
So, of course, there are lots of variables with these numbers but you get the idea, right? 
 
You'll save lots of money on your interest.
 
Locking in a mortgage rate early may come at a cost such as you know, an extra 10 or 20 or 30 basis points on your new locked-in interest rate, and if interest rates end up dropping before your mortgage term is up, then locking in a rate early on could mean missing out on better rates. 
 
So it is a little bit of a gamble that you have to choose and decide. 
 
Since you don't have to stick with the same lender for your mortgage renewal it is worth shopping around and exploring your options starting around maybe 120 days or so, or four months, before the end of your mortgage term. 
 
When shopping around and weighing your options you can find the best mortgage rate, or mortgage product, to help you save money and complete the paperwork in time to switch to lenders on your mortgage renewal date.

The bottom line is that when deciding on an early mortgage renewal, it's important to weigh the options, the cost, and benefits to see if it's worth it and a mortgage professional can help you make that easier.

Finding the perfect home can be an overwhelming task. To help you get started on your search, Elizabeth Chi, your local Fort St. John Realtor, has created a list of the top 5 reasons you will know if you have found the right home.
 
1. You Can Afford It
Take the time to go through your finances to make sure you are financially prepared to take on homeownership. Review your credit score and your common expenses to see if you can afford the mortgage payments. Once this is done, you will have an idea of what price range you can shop in. If you are searching the market and finding a home that is in that price range, then this is a good sign that you have found the right home.
 
2. You Have Visited The Home Multiple Times
Another indication that you have found the right home for sale in Fort St. John, is if you have visited the house multiple times. This shows you are very interested in the home and that you keep going back to see if your feelings towards the house have changed. Remember though, someone else may have viewed the home yesterday and maybe decided to purchase it today so if you wait until tomorrow it may be too late.
 
3. Had The Home Inspected
If you are interested in a home, it is important to have it inspected.  Just because a home looks like everything is new and working properly, does not mean it actually is. Has the home been inspected so you are certain the house is in good standing? Once you have had a professional look at the house and you still love how everything looks, then you will know you have found the right home.  It is best to get the home under contract first, then get it inspected. You don’t want to spend money on an inspection just to have someone else make an offer on it in the meantime.
 
4. You Checked Out The Neighbourhood
After you find a home you like, you want to be sure to check out the neighborhood so you know if it is the right fit for you and your family. Talk to some of the neighbors to try and get a feel for the community. Are there schools nearby? Is your commute to work far? Ask yourselves these questions when checking out the area.
 
5. You Can See Yourself Living There
Think big picture. If you have viewed home and can envision you and your family living there, then this could also mean that you have found the right home for you. Purchasing a home is a long-term commitment, so make sure this home fits into your five-year plan.
