STEP 1: GETTING TO KNOW YOU

I will ask a few questions to better understand your lifestyle and needs, along with your future plans and your list of must-haves for your new home. More importantly, you’ll be able to get a feel for me as your Realtor. There’s no obligation to continue if I’m not your ideal partner. If you come to trust and believe in my capabilities, we will move to Step 2..
STEP 2: DETERMINE YOUR BUDGET
The right home is one that you can afford to buy today and afford to live in for the long term. Based on the amount you have available for down payment, your income, your current debt load and other key factors, I can help you determine the price range we should be looking in.
STEP 3: GET PRE-APPROVED FOR A MORTGAGE
Knowing your buying power early gives you the best possible chance of finding the perfect home, and fast. The right mortgage specialist or broker can help you get your mortgage pre-approval, as well as share insights on loan programs and current interest rates. Getting pre-approved helps us to narrow down your search to local areas and types of homes that make the most financial sense.
STEP 4: GO HOUSE HUNTING
It’s time to dive into the excitement of homeownership in Fort St John! Now it’s time for us to look at homes to find the ones that meet your criteria. You’ll tour any homes that pique your interest and select your favourites. Together, we’ll work through this process until you find the home of your dreams.
STEP 5: MAKE AN OFFER
You’ve found your dream home, so now what? I will advise you on making an offer, recommend contract provisions to protect you, and negotiate on your behalf. I aim to make this step as easy and stress-free as possible.
STEP 6: NEGOTIATIONS
It may take some negotiations to work out the details of the sale, from the sale price, to the closing date, to what’s included with the house (such as appliances and light fixtures). I’ll be with you every step of the way. If your offer is accepted, you’ll have a certain amount of time to waive any conditions, such as passing a home inspection, and “firm up” the offer.
STEP 7: DUE DILIGENCE
It may seem tedious, but home inspections are oh-so critical. I will guide you hand-in-hand through this process to ensure you meet all inspection and repair request deadlines.
STEP 8: IT’S TIME TO MOVE IN!
Happy closing day, and what a happy day it is! The closing process is relatively easy and typically takes an hour. Here you’ll receive your keys and become an official homeowner. (Congratulations!)
